When you register a flat in Telangana you pay three government charges on the property’s value: stamp duty, transfer duty and a registration fee. Together they are the largest cost on top of the purchase price, so it pays to work them out before you finalise a budget.
The current rates
For a sale deed in an urban area, most current guides set out the charges like this:
| Charge | Rate |
|---|---|
| Stamp duty | 5.5% |
| Transfer duty | 1.5% |
| Registration fee | 0.5% |
| Total | 7.5% |
Rates differ in gram panchayat areas, and some online calculators still show an older total of about 6%. Before you register, confirm the rate that applies to your property with the Sub-Registrar’s office or on the Telangana Registration and Stamps Department website, registration.telangana.gov.in.
Which value the charges are worked out on
The charges are calculated on the higher of two figures: the sale value in your deed, or the government’s market value for that property. Telangana revised market values across the state from 5 June 2026. Among the sample values reported at the time, apartment values in Kompally rose from ₹2,200 to ₹2,700 per sq.ft. Your Sub-Registrar office will tell you the exact market value for your building.
A worked example
Take a 2 BHK bought for ₹60,00,000. Even at the revised Kompally rate, its market value works out lower than the sale price, so the charges are calculated on the sale value.
| Charge | Amount |
|---|---|
| Stamp duty at 5.5% | ₹3,30,000 |
| Transfer duty at 1.5% | ₹90,000 |
| Registration fee at 0.5% | ₹30,000 |
| Total | ₹4,50,000 |
This is an illustration only. Your figure depends on the value in your deed, the current market value and the rates in force on the day you register.
Other costs to budget for
