The Real Estate (Regulation and Development) Act, 2016 requires a promoter to register a real estate project with the state RERA before advertising, marketing, booking or selling any unit in it. The exceptions are small projects: land of 500 square metres or less, or eight apartments or fewer. In Telangana the regulator is the Telangana Real Estate Regulatory Authority, and its website is public. Here is how to use it.
Look up the project
- Note the RERA registration number from the developer’s brochure, website or advertisement. Every advertisement for a registered project should show it.
- Open the Telangana RERA website at rera.telangana.gov.in.
- Find the search for registered projects. You can usually search by project name, promoter name or registration number.
- Open the project’s page from the results.
- Download and read the documents that have been uploaded.
Website menus change from time to time. If you cannot find the search, use the site’s help or contact page, or ask the developer to show you the listing on your phone.
What to check on the project page
- Promoter. The name should match the company you are paying.
- Registration certificate. Check the registration number, the project name and its validity.
- Approvals. Look for the sanctioned layout and building plans.
- Timeline. Compare the committed completion date with the project’s actual status.
- Quarterly updates. Promoters file regular progress and compliance updates. Gaps can be a warning sign.
- Complaints and orders. Check whether any complaints or orders have been recorded against the project or the promoter.
- Agents. If you are dealing with a broker, check that they are registered as a real estate agent.

RERA registration means the promoter has disclosed key project details to the regulator and is bound by the Act, including on how money collected for the project is used and on delivering what was promised. If something goes wrong, a registered project gives you a clear route for a complaint.
